Why AZ Loan Experts runs separate specialty sites
If you've landed on this page, you may have noticed that Mike Certo + Cornerstone First Mortgage operates several AZ-focused mortgage sites — not just one. There's a deliberate reason. Here's the rationale + what it means for AZ buyers.
The sites that make up the network
AZ Loan Experts is the parent brand. Underneath are specialty sites:
- First-Time Home Buyer Loans Arizona — FHA, conventional first-time, AZ DPA basics
- Down Payment Assistance Arizona — Home Plus, Home In Five, Pathway to Purchase, Chenoa, NHF
- Arizona Jumbo Loans — loans above $832K, doctor mortgages, asset-qualifier programs
- Investor Loans Arizona — DSCR, conventional investor, multifamily, STR/Airbnb
- Self-Employed Loans Arizona — bank statement, 1099, asset depletion
- Buy Before You Sell Arizona — bridge loans, BBYS programs
- AZ VA Loans — 70+ pages of AZ VA-specific content, base PCS guides, HB 2792
Why not one big site?
Three reasons.
1. Each niche needs deep specialist content to serve buyers well
A first-time AZ buyer needs different content than a DSCR investor needs. A retiring veteran needs different content than a self-employed business owner. Putting all of this on one site creates a shallow generalist that doesn't serve anyone well.
The specialty sites let us go DEEP on each niche. The DPA site has 24 pages just on AZ down payment assistance. The VA site has 70+ pages on AZ VA loans. No generalist mortgage site invests at this depth on every niche.
2. Mike is a single AZ-based loan officer + branch manager
He can't deliver the same expertise across every mortgage niche if he's trying to be everywhere. The specialty sites reflect Mike's actual deep expertise in each niche — backed by real closings + real client outcomes.
3. AZ-specific niches are zero-competition vs national lenders
National lenders treat AZ as a templated state. They don't invest in AZ-specific content for DPA programs, HB 2792, base-specific PCS guides, AZ master-planned community VA approval status, etc. Specialty AZ sites are how a single AZ branch competes against national lenders on the niches that matter.
What this means for AZ buyers
You're not getting a generic loan officer reading from a templated script. You're getting:
- Mike Certo personally — same person, every call, every email
- Specialist knowledge of the specific program you need
- AZ-specific guidance no national lender offers
- Access to all 5 major AZ DPA programs + 100% LTV cash-out VA + jumbo + DSCR + bank statement + bridge loans
How to use the network
Each specialty site is optimized for buyers in that specific niche. If you're:
- A first-time AZ buyer with limited cash → start at First-Time Home Buyer Loans Arizona
- A veteran considering an AZ home → start at azvaloanexperts.com
- Trying to stack AZ down payment assistance → Down Payment Assistance Arizona
- Self-employed without traditional W-2 income → Self-Employed Loans Arizona
- Real estate investor (rental property, multifamily, STR) → Investor Loans Arizona
- Buying above the conforming limit ($832K+) → Arizona Jumbo Loans
- Need to buy your new home before selling the current one → Buy Before You Sell Arizona
Don't know which niche fits you? Start at this site (AZ Loan Experts) and we'll route from there. Or just call Mike at (480) 296-6513.
Compliance + regulatory transparency
All sites are operated by Mike Certo (NMLS #260555) at Cornerstone First Mortgage (NMLS #173855). Same loan officer, same lender, same regulatory oversight. This is disclosed in every site footer.
Per industry best practices + Google's transparency guidelines, we explicitly identify the brand-family relationship across the network. This is the "Ford dealership pattern" — multiple local sites under one transparent operator vs hidden network of pretending-to-be-independent sites.
Why this matters competitively
National lenders compete on brand awareness + paid ads + corporate scale. A local AZ branch competes on:
- Deep AZ-specific knowledge per niche
- Direct loan officer access
- Fast response times
- Personalized scenarios + advice
The specialty site network is how we deliver that at scale. Reach out with any questions about the program that fits your specific situation.
