How does this Arizona affordability calculator estimate my max home price?

It takes your gross monthly income, subtracts your existing monthly debts, and applies the debt-to-income ceiling for your chosen program (about 45% for FHA and conventional, 41% for VA and USDA). From that maximum PITI it back-solves a purchase price using the interest rate you enter, your county's estimated property tax rate, an insurance estimate, and the mortgage-insurance line for that program. It is an estimate, not a pre-approval.

Does the calculator show interest rates?

No. You enter your own interest rate, because pricing is scenario-specific and depends on credit, loan-to-value, program, and lock. This site never publishes rate quotes. The result changes as you adjust the rate you type in, so you can see how sensitive your buying power is to rate.

What is the 2026 Arizona conforming loan limit used here?

The 2026 conforming loan limit is $832,750 statewide (FHFA, effective January 1, 2026). If your estimated max price exceeds that figure, the calculator flags that you would move into jumbo territory, or VA jumbo with full entitlement, and program fit is worth reviewing before you buy.
